How we work it out. Gross rental yield is a year of rent at the median weekly rent, divided by the median sale price, for the same area, the same kind of home and the same quarter. We work it out from the state's own figures. It is before costs (rates, fees, repairs, vacancy) and it is a guide for an area, not the yield of any one home. Shown only where the number of sales is published and at least 10 (NSW publishes it only above 30) and the median rent comes from at least 10 new leases. Houses are non-strata homes and units are strata homes (mostly units, some townhouses), as the state reports sale prices; unit rents are for flats and units. Sale prices are as first published for each quarter.
