How it works
Oz Property Tracker turns official government property figures into clear answers: what a home rents for, what homes sell for, and which way an area is moving.
1. Sign up
Enter your email and we send a 6-digit code. No password to remember.
2. Pick an area
Type a suburb, postcode or council area. See rents and sale prices, by dwelling type and bedrooms, over time.
3. Check a property
The rent check gives a recommended rent, a likely range and how sure we are, with every step shown.
Where the figures come from
- Rents
- Rents are medians of new rental bonds lodged with each state's bond authority: what tenants actually agreed to pay at the start of a lease, not advertised prices. New South Wales figures are by postcode; Queensland's by suburb, postcode and council area.
- Sale prices
- Sale prices come from each state's official property sales figures, where the state publishes them. Coverage differs from state to state; the coverage page shows exactly what we have.
- How sure is a number?
- Every figure shows how many rentals or sales it rests on. 30 or more is high, 10 to 29 medium, under 10 low. Small areas move around more from quarter to quarter.
- Outlooks
- Year-ahead outlooks follow each area's own recent trend and seasonal pattern, eased off, with a likely range. They're a guide, not a promise, and we check them against what happens.
- What we don't do
- We don't use real estate listing websites, and we never show the names of tenants, owners or agents.
